Design Evaluation
Reports
Reviews project documentation against relevant access requirements, identifying compliance risks and practical opportunities to improve accessibility and usability.
A Performance Solution is used when a building design cannot, or does not, follow the exact Deemed-to-Satisfy provisions of the NCC, being the prescriptive “deemed acceptable” design rules set out in the Building Code. The design may still comply with the NCC if it can be shown to meet the relevant Performance Requirements.
In simple terms, the written code may prescribe one way to achieve access compliance, but it is not always the only workable or appropriate way. A Performance Solution makes a formal, evidence-based case for why an alternative approach still provides suitable, safe and functional access for the people who will use the building.
A building element does not follow the exact Deemed-to-Satisfy wording of the NCC.
Does the design still provide a suitable accessible outcome?
A Performance Solution Report explains why the alternative approach meets the relevant Performance Requirements.
The building surveyor can assess the design through a formal NCC compliance pathway.
Access Studio prepares Performance Solution Reports where a project team needs to justify an access outcome that differs from the Deemed-to-Satisfy pathway, while still demonstrating compliance with the relevant NCC Performance Requirements. We do this for new developments, fit outs, refurbishments and existing buildings across a wide range of sectors. Each report is tailored to the access issue being addressed, the approval pathway, the design intent and the people who will use the building.
Our access consultants work with the project team to understand the issue early, identify the most appropriate compliance pathway and prepare a Performance Solution Report that is practical, clearly reasoned and aligned with the broader project objectives. We aim to provide advice that supports accessibility outcomes without unnecessarily compromising design intent, construction feasibility or project delivery.
