Construction Sign-Offs

What are Construction Sign-Offs?

Construction Sign-Offs provide independent access consulting verification that completed building works have been reviewed against relevant disability access requirements and approved documentation. A Construction Sign Off is typically undertaken near completion, during practical completion, or at another agreed construction milestone when the project team requires confirmation of access related items on site.

Access Studio undertakes Construction Sign-Offs for new builds, fitouts, refurbishments, base building works and completed upgrades. The assessment may review built elements such as entrances, paths of travel, ramps, stairs, handrails, lifts, doors, circulation spaces, accessible sanitary facilities, ambulant facilities, showers, car parking, signage, tactile ground surface indicators and other access provisions relevant to the project.

The purpose of a Construction Sign Off is to provide clear, practical advice on whether the completed works align with the required accessibility outcomes, approved drawings, relevant standards and any access consultant recommendations or conditions that apply to the project.

Why would I need a Construction Sign Off?

A Construction Sign Off may be required by a building surveyor, developer, project manager, builder, architect, tenancy coordinator or asset owner before occupation, handover, certification or project close out. It can also assist when a project has previously relied on access advice, a Design Evaluation Report, a Performance Solution Report or specific access conditions that need to be verified on site.

Even where documentation appears compliant, built outcomes can vary during construction. Door hardware, gradients, thresholds, fixtures, setouts, clearances, signage and installed details can all affect compliance and usability. A Construction Sign Off helps identify these items before final handover, allowing the project team to address issues while contractors are still engaged.

For clients, this provides confidence that accessibility has been checked in the completed environment and that any outstanding items have been clearly documented.

What our Construction Sign-Offs may include

  • Site inspection of completed or near completed works.
  • Review against approved drawings, relevant access requirements and previous access advice.
  • Measurement and verification of key accessibility items.
  • Identification of compliant items, defects, outstanding works or required rectification.
  • Written Construction Sign Off correspondence or report, depending on project requirements.
  • Practical recommendations to assist project close out.
